The major works are behind us, not ahead

It is the question every buyer asks of a 1980s condominium: what is going to need replacing in five years. Here, the works programme was carried out and paid for over the past four years — and the quarterly charge calls are set to fall in the coming quarters.

Energy, charges and condominium

The figures, unrounded

Heating is individual, on mains gas: each flat has its own contract and pays only for what it uses, with no communal apportionment and no year-end adjustment. Domestic hot water and the gas hob also run on gas, billed on actual use. Cold water is included in the service charges; electricity is a separate contract. The flat's energy consumption, as calculated in the September 2026 certificate, stands at 79 kWh/m² per year in primary energy — a low figure for a home of this size.

The energy performance certificate, issued on 7 September 2026 in the current statutory format, rates the flat C both for energy consumption and for greenhouse gas emissions (12 kg CO₂/m² per year). It estimates annual energy costs at between €750 and €1,070 for all uses, based on average energy prices for 2021 to 2023, subscriptions included. It is valid until 6 September 2036 and places the flat well clear of the classes subject to letting restrictions.

The full set of statutory surveys was renewed on 7 September 2026 by a certified firm: EPC rated C, gas installation with no anomaly, no evidence of termites, up-to-date risks and pollution report, asbestos survey once again negative. The electrical inspection notes two items to bring up to standard, usual in a 1989 building: no 30 mA residual-current protection and some sockets without shutters.
